Whether you are thinking about getting into real estate investing or not, thought you might like to know that with the lending crunch of late and fewer people able to get loans, there are more people needing rentals. A recent professional appraisal of a duplex had zero vacancy factor!! This is unheard of. As I talk to my investors throughout Chapel Hill, they have their units fully rented and some with waiting lists. The future bodes well for income potential in this regard. As demand grows for rentals, the rent rates have started to rise in the investor's favor! And appreciation in Chapel Hill is pretty steady from 8-12% per year, and sometimes as much as 40% on presale construction.
